Dear Homeowner;

I would like to remind you of the importance of paying your dues in full and on time. Your dues pays for important services like water, snow removal and lawn care. The assessment becomes due on the first day of every month and is late after the last day of the month. If fail to pay your dues you will receive a late fee of $30.00 as well as a processing fee of $15.00. You will receive these fees at 30, 60 and 90 days delinquent. If you are more than three months behind you will be referred to the Association’s attorney for collections which can dramatically increase your debt to the Associations as the fees can run at $300.00 an hour for collection efforts.

Here is a form for AUTO PAY. Our office offers a direct debit program that takes all of the stress out of paying your dues and saves you a stamp! Simply, fill out the form and return it to the address above along with a voided check. Then our office will deduct your dues amount from your bank account on the 15th of each month. Pets

Please remember to follow the Municipality of Anchorage and Rae Ann Townhome’ s ordinance that requires you to pick up your pets waste as it is produced. If you do not pick up your dog poop your lawn will not be maintained, you will receive fines and the Association will have the mess cleaned up at your expense. Additionally, if your animals waste causes damaged to the lawn it will be repaired at your expense.
Please do not let your animal roam around the neighborhood! Use a leash when the animal is outside of your unit.

Parking


House Rules States: No inoperable vehicles shall be kept on the Project. Vehicles on the project shall be move promptly after a snowfall so snow removal can take place. Vehicles owned or controlled or in the custody of occupants of the Project shall be stored in the garage and not on the Project or in the street in front of a lot.

Guest parking areas are for short-term parking only. These areas are not to be utilized for “storage” purposes. Vehicles are considered stored when left for a period exceeding 48 hours (violators are subject to tow, at the vehicles owners risk and expense) When it snows DO NOT MOVE YOUR CAR TO THE

GUEST PARKING AREA!!!! THE GUEST PARKING AREA NEEDS TO BE PLOWED TOO  PLEASE BE CONSIDERATE OF YOUR NEIGHBORS AND MAKE SURE THE GUEST PARKING AREA IS CLEAR FOR THE SNOW PLOW!

Maintenance Reminders

 Please remember if you are going out of town anytime this winter to update your emergency contact information at Snow’s Management.

 Have your furnace and hot water heater inspected.

 Keep the heat up in your home to prevent the pipes        
from freezing. 

 Ice melt your entries to help with ice buildup.

 Please remove potted plants and store for the winter.

 Do not turn your heat way down if you are away to prevent your pipes from freezing.

 Remove your hoses and install hose bib covers to prevent your pipes from freezing.
